Every mortgage payment splits between interest and principal — but the split changes dramatically over the life of the loan. Understanding amortization helps you make smarter decisions about extra payments, refinancing, and loan terms.
Every mortgage payment you make is split between two destinations: interest owed to the lender and principal reduction on your loan balance. But that split is not fixed — it changes with every single payment. In the early years, the overwhelming majority of each payment goes to interest. In the final years, almost all of it reduces your balance. Understanding this dynamic — called amortization — is essential for making informed decisions about extra payments, refinancing timing, and loan term selection.
Why early payments are mostly interest
Interest on a mortgage is calculated monthly on the outstanding balance. At the start of the loan, that balance is at its maximum — so the interest charge is at its maximum. On a $400,000 loan at 7%, the first month's interest charge is $400,000 × (7% / 12) = $2,333. If your monthly payment is $2,661, only $328 reduces the balance. By month 360, the balance is tiny and the interest charge is negligible — almost the entire payment goes to principal. This is front-loading, and it's built into the math, not a trick by lenders.
Reading an amortization schedule
An amortization schedule is a table showing every payment across the loan term: payment number, payment amount, interest portion, principal portion, and remaining balance. The key insight is visible in the first few rows versus the last few: on a 30-year loan at 7%, it takes roughly 12 years to pay off the first 20% of the principal balance. The back half of the loan — payments 181 through 360 — is where most of your equity-building happens. The outsized impact of extra payments
Because early payments carry so much interest, making extra principal payments early in the loan has a disproportionate impact. An extra $200/month on a $400,000, 7%, 30-year mortgage saves approximately $89,000 in total interest and cuts about 6 years off the loan — because every dollar of extra principal eliminates the compounding interest that would have accumulated on that balance over the remaining term. The earlier in the loan you make extra payments, the more powerful the effect. The same $200/month extra in year 25 of the same loan saves far less.
30-year vs. 15-year: the amortization comparison
A 15-year loan amortizes much faster because payments are higher and the term is shorter — there's less time for interest to accumulate. On a $400,000 loan, the 15-year at 6.4% generates roughly $214,000 in total interest; the 30-year at 7% generates approximately $558,000. That's a $344,000 difference — but the 15-year payment is about $650/month higher. Whether the faster amortization justifies the higher monthly commitment depends on your income stability, other investment options, and how long you plan to hold the property. Using amortization to time a refinance
Refinancing resets the amortization clock. If you refinance a 30-year mortgage into a new 30-year mortgage after 10 years, you're agreeing to pay interest on your remaining balance for another 30 years instead of 20. The monthly payment may drop, but total interest paid often increases.
